Flood of buyer interest tipped for top water firm’s premises

The modern warehouse/office unit housing an industry-leading water and wastewater treatment provider has gone up for sale in one of Christchurch’s premier industrial hubs.

The approximately 447-square-metre premises sit within a smart three-unit complex on Edmonton Road in Hornby.

The unit for sale, with nine dedicated car parks, is fully leased to Apex Water Limited, a New Zealand company that designs, delivers and supports water and wastewater treatment projects.

Established in 2009, Apex Water has a multidisciplinary team based in Timaru, Christchurch and Auckland carrying out projects across New Zealand. Its clients have included some of the country’s most recognised companies, such as Fonterra, DB Breweries, Open Country, Villa Maria and Watercare.

Apex pays an annual net rent of $69,960 plus outgoings and GST, on a current lease that runs through to November 2025 with two further three-year rights of renewal. The lease agreement provides for market rent reviews upon lease renewal.

Apex water is majority owned by City Care Limited, with the ultimate holding company being Christchurch City Holdings Limited.

Bayleys salesperson Sam Stone said this public ownership offered added rental security to an already compelling investment proposition.

Unit 1, 1 Edmonton Road, Hornby, Christchurch, is being marketed for sale by Stone and colleague Nick O’Styke of Bayleys Canterbury.

The unit-titled property will go under the hammer at an auction on Thursday 19 September, unless it is sold prior.

Stone said the property offered a good mix of functional warehouse space and comfortable offices in an area zoned for heavy industry under Christchurch’s district plan.

“The air-conditioned office/amenities area encompasses a mix of open-plan and partitioned workspaces with excellent natural light, plus kitchen facilities.

O’Styke said prominent frontage to Halswell Junction Road provided the property and tenant with excellent profile and exposure in an industrial stronghold.

“Hornby is regarded as one of Christchurch’s premium industrial locations for many reasons, including excellent road and rail access within proximity to Christchurch International Airport, State Highway 1 and the inland ports and logistics facilities of Rolleston.

“The Hornby industrial precinct is well established and has excellent infrastructure to cope with the increasing demand, including ample power services and staff amenities in the immediate location.

“Occupiers in this area include a mix of local and national businesses including logistics and manufacturing firms. Major occupiers include NZ Post, Foodstuffs, Oji Fibre Solutions and Primary Connect,” O’Styke said.
