Investors seek to ink deal to buy top printer’s premises

The high-profile Queenstown premises housing an award-winning printing company have been put up for sale.

Positioned within a short walk of the town centre, the modern property enjoys excellent arterial street exposure as part of the Gorge Road Retail Centre.

The premises are fully leased to long-term tenant Print Central Limited, which offers printing services ranging from business cards to vehicle wraps for customers in Otago, Southland and throughout New Zealand.

Established in Queenstown in 1999, the independent Kiwi-owned business has won multiple print industry Pride in Print awards and has a creative team that can help with graphic design and events.

The Gorge Road premises consist of three individually titled units with a combined floor area of 330 square metres plus 80 square metres of mezzanine, along with six dedicated car parks.

The property generates an annual net rental return of $84,709 plus outgoings and GST.

The current lease runs through to 2028, with a further three-year right of renewal and rental growth potential underpinned by market reviews scheduled in 2025, 2027 and 2029.

Units 17-19, 159 Gorge Road, Queenstown, are being marketed for sale through Benji Andrews and Simon Lagan of Bayleys Real Estate.

Andrews said the units would be sold together by deadline private treaty closing on Thursday 19 September, unless they are sold earlier.

“Constructed in the early 2000s, this multi-unit property represents a quality tenanted investment located with high visibility on the main road out of Queenstown to Arthurs Point, Coronet Peak skifield and Arrowtown.

“Surrounded by other commercial and industrial properties, it is well poised to benefit from ongoing development of the Gorge Road area, making this an attractive and rare chance for an investor to enter Queenstown’s commercial property market,” Andrews said.

The property for sale sits within the town’s Business Zone under the Queenstown Lakes District Plan.

Lagan said this provided for the continued viability of light industrial, processing, storage and retailing of bulky or larger goods, plus the opportunity for vehicle-orientated service and retail uses.

“Being 1.5 kilometres from the town centre, the Gorge Road property benefits from proximity to a full range of town amenities.

“With tourism being a large component of Queenstown’s economy, particularly outdoor and adventure tourism, the town has a visitor-focused shopping area centred around Queenstown Mall. The town centre boasts a wealth of popular cafes, bars and restaurants which offer something for every taste,” Lagan said.
